Research
Do you already know where you want to buy? Are you looking for a condo, townhome, or single-family home? Consider the features you like, the details you want to avoid, and what is currently available in your preferred neighborhoods.
As you explore homes, keep track of asking prices and any changes over time. This can provide valuable insight into local housing trends and help you make a more informed offer when the right property becomes available.
Decide on Your Budget
Decide what you are personally comfortable spending rather than relying only on the amount a mortgage company may approve. A lender could pre-approve you for more than you want to pay each month, so it is important to establish your own realistic limit first.
Review your full household budget and consider the expenses that may change after purchasing a home. Utilities, garbage collection, maintenance, insurance, property taxes, and HOA fees can all affect your true monthly cost.
Get Prequalified
The amount you feel comfortable paying may not be the same amount a mortgage company is willing to finance. Employment history, credit, income, debt, and previous financial challenges can all affect your available loan options.

Find the Right Home
This should be the most enjoyable step of the entire process, other than moving in. I will arrange showings of homes you are interested in that fall within your preferred price range.
Take notes about what you like and dislike, and pay close attention to the details. Test light switches, open and close doors, and run the faucets in different rooms. Be sure to explore the neighborhood as well, including traffic patterns, parking, schools, grocery stores, and other everyday necessities.
Make an Offer
Once you have selected the right home, we will prepare a fair and competitive offer based on comparable properties, the home's condition, and current market conditions.
Depending on whether it is a buyer's or seller's market, your offer may be below, at, or above the asking price. I will help you navigate any counteroffers, negotiate the terms, and work toward an agreement. Once the offer is accepted, the property will move into escrow.
Have the Home Inspected
In most cases, your offer will be contingent on a professional home inspection. The inspection helps identify major structural concerns, safety issues, or repairs that may be needed before the purchase moves forward.
I can help coordinate the inspection shortly after your offer is accepted. If no major issues are discovered, the transaction can proceed. If concerns are found, we may request repairs, renegotiate the offer, or withdraw based on the terms of the contract.
Select Your Loan
Return to the mortgage lender who pre-approved or pre-qualified you and review the financing options available for your unique financial situation.
Your choices may include fixed-rate or adjustable-rate mortgages, 15-year or 30-year terms, and specialized programs such as FHA or VA loans. Work with your lender to choose the option that provides the terms and monthly payment you feel most comfortable with.
Get a Home Appraisal
Your lender will arrange for the property to be professionally appraised. The appraiser will provide an independent opinion of the home's value based on its condition, features, location, and comparable property sales.
The appraisal helps confirm that the agreed purchase price is fair and gives the lender confidence that the property supports the amount being financed.
Finish the Paperwork
Paperwork may not be the most exciting part of purchasing a home, but it is essential for completing the transaction and transferring legal ownership.
Your lender and title company will prepare and coordinate the required documents. Once everything has been reviewed and signed, the transaction can be finalized, and you will officially become the legal owner of your new home.
